About Angel
Angel Davila is a seasoned multifamily professional whose career began in 2006 as a porter after returning from deployment in the United States Marine Corps. With nearly two decades of hands-on experience, he now serves as the National Service Training & Performance Manager for Gables Residential, where he leads service education initiatives and drives performance standards across the organization.
Angel has held influential leadership roles, including serving on the Austin Apartment Association Board of Directors and chairing the HOME (Hands On Maintenance Education) Room for the Apartment Association of Metro Denver. In 2018, he was honored as the Texas Apartment Association Maintenance Professional of the Year, and in 2019, he received national recognition as the CAMT of the Year from the National Apartment Association.
He has traveled extensively throughout the continental United States, delivering maintenance and leadership training for a wide range of industry organizations. These include the Pool & Hot Tub Alliance, where he serves as a Certified Pool Operator (CPO) Instructor, the North American Technician Excellence (NATE), the Refrigeration Service Engineers Society (RSES), and numerous apartment associations nationwide. His commitment to education and mentorship continues to elevate the standards and performance of maintenance professionals across the industry.
About Gene
Gene Santiago is the Director of Talent Development at Gables Residential, where he designs learning, leadership development, talent initiatives, and oversees the development of the company's Service Associates. In this role, he partners with executive leadership, regional teams, and community leaders to strengthen organizational capability, support associate growth, and elevate performance across the organization.
Throughout his career, Gene has built expertise in talent development, organizational learning, succession planning, service excellence, change management, and leadership training. He has championed enterprise-wide initiatives focused on associate engagement, customer experience, operational excellence, and leadership growth, helping teams translate business strategy into meaningful development experiences.
A passionate advocate for people-first leadership, Gene believes exceptional organizations are built through intentional development, continuous feedback, and cultures where associates feel valued, supported, and empowered to succeed. His work includes the creation of leadership development programs, performance support resources, and learning solutions that drive both business results and individual growth.
